No Addition Needed – A Winchester Home’s Dramatic Makeover

As our clients considered all the improvements they wanted to make to their home in Winchester, MA, they assumed they would have to build an addition to make it all work. Their key goals were ambitious – create more functional living space, open up the kitchen floor plan to the main living areas, and reconfigure the three main bathrooms in the home. In essence, it was a complete reimagining of the first-floor plan and how it could better serve their growing family.

With the guidance of Lee Kimball’s Architect Nancy Twomey, we were able to plan a renovation of the existing structure that would eliminate the need for an addition and meet our clients’ goals within their current home. By mapping out both solutions, we could provide a cost comparison between adding an addition and renovating within the existing house. This way, our client was able to see the comparison of these options up front and make an informed decision about what worked best for them.

Our client wanted open sightlines throughout the first floor and a large kitchen island where their family and friends could gather. By taking a top-down view of the home that enabled our team to rethink the entire floor plan beyond the limits of its current setup, Lee Kimball’s Designer Madison Cota and Nancy envisioned an entirely different configuration. Moving the kitchen to the front of the house and relocating an entire wall and closet section to the original front entryway opened up needed space for the new kitchen and a large island. The dramatically redesigned layout also provided an opportunity to incorporate a highly functional mudroom just inside the front entrance as well as giving us much-needed space to customize an amazing floor-to-ceiling built-in pantry in the kitchen.

As part of this home renovation, we also had the opportunity to redesign two bathrooms and a laundry area. As one of the bathrooms needed to accommodate the laundry, we maximized the square footage of this small, multifunctional space by moving a door for easier access and stacked the washer & dryer to make the most of every inch.
